| Since you have inquired about the Madison, Wisconsin real estate market, permit me to briefly tell you that, until the latter part of 2006 and all of 2007, we have had a healthy, relatively brisk sellers market, with 5% to 9% appreciation on existing homes and frequent 'bidding wars' on properties in the much-in-demand neighborhoods within a short distance of the University or capital square.
Despite what the national media pundits say about the current economy, Madison has always felt less drastic in its economic fluctuations. The Greater Madison Area continues to attract national attention as a desirable place to live. Money Magazine just gave Middleton, Wisconsin the honor of declaring it the Number One place to raise a family! It is an exciting time in Dane County, especially with the recent interest in Urban Renewal: multi-zoned neighborhoods, delightfully pedestrian accessible pockets in new, as well as older, historic neighborhoods featuring libraries, grocery stores, cooperatives, drugstores, boutique shops, locally owned restaurants. Several bike trails offer plenty of opportunity to bike to work and park your family vehicle on the weekends!
HAPPY NEW YEAR
At this writing, January, 2008, my phone has been ringing: new buyers coming in from out of state for university positions, retirees looking to live closer to their grandchildren ( Reverse Snow Birds!), Empty Nester sellers scaling down, Seniors moving into condos, expanding families looking for more bedrooms and fenced yards! I think that 2008 will be a good market for homes, not a sellers or a buyers market, but a more balanced market.
As most of us have noticed for several years now, Madison
and Dane County are growing incredibly fast. In my business of selling
properties, I have a fairly good overview of what is happening and who is
coming to our fair city.
Most people who move here are well educated,
well read, well traveled and well fed. They make an above average living, or at
least are pursuing a route that will enable them to live a good life. The
people choose Madison because they say that it has a better quality of life
than the cities from which they are moving (often fleeing).
I am
concerned that, with the changes inherent in urban sprawl, Madison and Dane
county will no longer deserve the accolades heaped upon them by the media and
newcomers.
Here, then, is my Simple Midwestern Wish for keeping a high
quality of life in Dane County: I want to encourage all of us to live up to the
newcomers' expectations by truly respecting and appreciating diversity, by
extending friendly greetings to each other when out walking or jogging, by
watching over and watching out for the children and the elderly in our
neighborhoods, by giving generously when asked to contribute to those less
fortunate, by supporting our numerous cultural venues as much as our purse
permits, by continuing to volunteer wherever we are needed, by watching
carefully that proposed developments do not have an Anywhere U.S.A. flavor
instead of being unique to our area, and by continuing to be patient and
courteous drivers.

BRIEF BIO: A little about myself. For most of my adult life I was an exhibiting artist and art instructor. I have a large circle of fascinating creative client-friends: dancers, actors, musicians, graphic artists, fine artists, architects.Most, but not all, of my clients become warm friends. My business is almost entirely word-of-mouth referrals. I tend to work with unique properties, modest or impressive.
In spring of 2004 I survived a near fatal aortic aneurysm. At this writing, I am 99% recovered. I try not to bore people with the details, but I really must pay homage to the superior medical attention I received at the University Hospital and the devotion of my children and friends. I am still on this planet due to their love, talents and diligence!
While recovering, I concentrated on art and developed a little art gallery in Plain, Wisconsin. After owning it for 4 years, I see that I cannot afford to have so many irons in the fire and it is on the market (mls# 1499445). I am now concentrating on real estate, and intend to make the ensuing years happily successful.
